Rules of Importance: Home Inspection

When we think about buying a new home, a full home inspection is an important step to acquiring that peace of mind for your home-to-be.

Whether this is your first home purchase or one of many, the rule remains the same: Schedule a professional home inspection before you sign the purchase and sale agreement. A proper inspection is one of the items that your real estate agent can assist you with to facilitate a smooth home purchase transaction every step of the way.

Home inspections are an essential part of ensuring your new home-to-be is structurally sound, inside and out, especially after Hurricane Irma hit the area in September 2017.

“After Irma, I saw a tremendous amount of leaks that occurred on roofs by way of horizontal rain coming through the roof vent or a goose neck,” said Len. “The rain gets through an opening that faces down. To prevent the rain from entering, put a sheet metal deflector in front of vent to prevent horizontal rain from entering.”

Given that Florida has its fair share of rain during the summer, another important issue is checking your home for mold–before you purchase it. Golden Rule Home Inspections handles a wide variety mold inspections as well. While most homes are equipped with humidistats, they alone do not handle all the humidity inside a home.

Len adds, “If you have one, it only reads humidity within 6” around the apparatus. No matter what, keep it in the “On” position, and do not turn off the air conditioner. The thermostat should to be set at 81-82.” Should you leave your home vacant for any period of time, this temperature is a good temperature in which to set your thermostat. This will help deter any formation of mold.
