Florida Homes: Newer construction pays off, but how new is new?

For Floridians, the answer to this is a question may serve as the real moral of Florida homesthe fabled tale “Three Little Pigs.” The huffing and puffing of hurricanes Andrew (1992), Charley (2004), Wilma (2005) and most recently Irma left behind different degrees of damage to Florida homes–from fallen trees to roof damage and much more, costing residents hundreds if not thousands of dollars to repair. The big, bad wolf seemingly taught Florida builders and state legislators a lesson or two over the years.

Finally, in 2002 the state adopted stricter building code for Florida homes–now in its sixth edition for 2017. The code specifically includes stronger roof material and in some areas impact-resistant windows.

In general, older homes built before 2002 do not hold up well in a serious storm — wind and rain can cause great havoc. While your home’s location certainly plays a factor in potential storm damage, it’s no wonder many folks prefer new or newer construction. Whether you have invested in a primary or secondary residence, we all want our homes to last a long time and want to maintain that peace of mind. And in Southwest Florida, buying a newly constructed house or condominium isn’t difficult to find.
